Other Pre-Construction Services:

Alsaleh Project Management will assist the owner in identification and determination of the appropriate mitigation measures for hazardous materials. In addition, Alsaleh Project Management will assist in the development of programs for the design of furnishings, moveable equipment, signage & graphics related to fire/life safety issues as well as other signage and graphics programs as requested by the owner. Alsaleh Project Management can offer services related to construction of full-scale mock-ups of items such as: workstations, classrooms, casework, construction details, etc.

Administration of the Project:

Provide full-time on-site management of the project (as necessary).

Assist the owner’s inspector in observing the materials and equipment being incorporated into the work to assure that they are handled, stored and installed properly and adequately and are in compliance with the contract documents for the project, and report to the owner regarding these activities. Assist the owner’s inspector in observing the Contractor's work to verify that all authorized changes are properly incorporated in the project, and report to the owner regarding these activities.

Identify problems encountered in accomplishing the work and recommend appropriate action to the owner to resolve these problems with a minimum effect on the timely completion of the project.

Claims Analysis (Additional Services):

If requested by the owner, Alsaleh Project Management will analyze any claims for an extension to the contract time and will prepare an impact evaluation report which will reflect the actual impact to the schedule. The report will also provide a narrative including a recommendation for action to the owner.

Evaluate Claim Cost (Additional Services):

If requested by the owner, Alsaleh Project Management will prepare estimates based on the alleged cause of claims submitted by the contractors and will prepare alternate estimates based on varying scenarios of the claim cause. These estimates will be transmitted to the owner and will be used in claim rulings and negotiations.

Contractor Claims Negotiations (Additional Services):

If requested by the owner, Alsaleh Project Management will negotiate claims with the contractor on behalf of the owner. Alsaleh Project Management will make a recommendation to the owner concerning settlement or other appropriate action.

Coordinate Final Completion

Post Construction Services

Occupancy Permit:

Alsaleh Project Management will assist the owner in obtaining an occupancy permit. This task may encompass accompanying governmental officials (Building Inspectors, Fire Marshal, etc.) during inspections of the facility, assisting in preparing and submitting proper documentation to the appropriate approving agencies, assisting in final testing and other necessary and reasonable activities.

Final Project Report:

At the conclusion of the project, Alsaleh Project Management will prepare final project accounting and close-out reports of all above indicated report systems. These reports will summarize, for historical purposes, any items that are not self-explanatory. In addition, Alsaleh Project Management will procure all warranty binders, as-built documents and photo albums for historical record keeping. Alsaleh Project Management will develop a log and file system for future retrieval of these documents.
